Timeshare prices vary depending on the size of the place, its location and the time during the year that you want to travel. The condition of the property, whether or not it is on a beachfront or has a view and the usual real estate considerations can also affect its price. A new (retail) timeshare usually costs ten thousand dollars or more. A used timeshare can be 50% to 90% cheaper then what the owner originally paid for it. However besides the price of the timeshare you also need to consider the cost of owner’s fees. Annual fees that cover utilities, maintenance and taxes are usually at least $300 a year or more. Large timeshares or ones that have a busy peak season can also have higher annual fees – many as high as $2000 a year. This can add considerably to your overall costs. Furthermore most timeshare resorts can increase these fees at their discretion and without much warning. Sometimes, the annual fee does not cover property taxes, so share owners would then be responsible for those costs, as well. When the timeshare is sold some resorts will also charge real estate fees (transfer and recording fees.) It may also charge a fee to assess the value of your property. You should check the terms of your timeshare contract carefully to see if the resort has the right to any fees before you buy or sell a timeshare as this type of thing can significantly increase the over all cost of the purchase.
